When most buyers tell me “I’m looking at Phoenix luxury,” they really mean Scottsdale and Paradise Valley. Those are the two markets that dominate the search results, dominate the magazines, and dominate most agents’ attention.
But I’ve been doing this since 2001, and I’ll tell you something the search results don’t: the BEST value in Phoenix luxury — and often the best lifestyle — is in neighborhoods that don’t lead with their luxury credentials.
Here are 5 I’m watching closely in 2026.
1. Arcadia (technically Phoenix and Scottsdale)
Arcadia is the worst-kept secret in Phoenix luxury, but it still gets dismissed because it’s not technically Scottsdale or PV. Here’s what buyers miss:
- Citrus tree-lined streets that look like nowhere else in the metro
- Old Town walkability without Scottsdale’s tourist density
- Architectural variety — mid-century, ranch, contemporary remodels — that PV’s tract luxury can’t match
- Pricing 15-25% under PV equivalents for similar square footage and lot
Who it’s for: Buyers who want established luxury character without the planned-community feel.
2. North Central Phoenix (the F.Q. Story / Encanto / Willo corridor)
This is historic Phoenix at its most beautiful — pre-war estate homes on tree-lined streets, walking distance to downtown. The luxury here isn’t measured in square feet; it’s measured in provenance, lot size, and proximity to actual culture.
What people miss:
- Homes built before 1950 that are architecturally significant
- The Phoenix Art Museum and Heard Museum within 10 minutes
- A real downtown with a real food scene (not a strip mall imitation)
Who it’s for: Buyers who want historic luxury, not new luxury. CA transplants tired of HOA-managed planned communities especially love this area.
3. Whisper Rock and Estancia (North Scottsdale far north)
Yes technically these are still Scottsdale — but they’re so far north of the typical “Scottsdale luxury” zip codes that most buyers overlook them. Whisper Rock and Estancia are gated golf communities with a fundamentally different feel from the resort-style central Scottsdale luxury.
What you get:
- Privacy that Old Town can’t offer — these are large lots with serious landscaping
- Two of the best private golf courses in the state if that matters to you
- A community you can actually know vs the transient feel of Old Town
Pricing comparison: For the same dollars that buy you 4,000 sq ft in Old Town Scottsdale, you can buy 5,500 sq ft on a half-acre with mountain views in these communities.
4. DC Ranch and Silverleaf (still North Scottsdale)
Distinct enough from typical Scottsdale that I list it separately. DC Ranch and its higher-end neighbor Silverleaf offer:
- The masterplan done right — meaning consistent architectural standards without feeling sterile
- Trail systems that actually connect to the McDowell Sonoran Preserve
- Restaurants and amenities IN the community that don’t require a 20-minute drive
This is the gold standard for buyers who want luxury planning AND lifestyle without compromise.
5. Camelback Foothills (the inside-Camelback addresses)
If you can’t quite get into PV but you want PV-quality views and proximity to the mountain, look at the addresses tucked into Camelback’s foothills on either side. These pockets have:
- The mountain in your backyard without the PV property tax structure
- Older homes with significant remodel potential at price points that work for value-add investors
- A 5-minute drive to Old Town Scottsdale for the buyers who want both worlds
Who it’s for: Buyers who want PV-style mountain luxury without paying the PV brand premium.
How I’d advise you to use this list
If you’re a buyer:
- Tour at least one home in 2-3 of these neighborhoods even if you’re “set” on Scottsdale or PV. Most buyers change their thinking after they walk one Arcadia or DC Ranch home.
- Compare the same-size homes head-to-head. Don’t just compare list prices.
If you’re a seller in any of these neighborhoods:
- Don’t let agents under-market your home by hiding behind generic “Phoenix luxury” positioning. Lead with the neighborhood’s distinct identity.
Want a private tour of any of these?
I run privately-curated luxury home tours every weekend. Tell me what you actually want — privacy, walkability, golf, views, schools, investment upside — and I’ll build you a custom 4-home tour in the neighborhoods that match.
Email me and we’ll set it up.
